Roanoke Short Sales |

If you find yourself in a situation where you are behind on your house payments, you are not alone!
In today's economy more home owners now more than ever are having their homes foreclosed on. However, this should not be the case.
Having a foreclosure on your record is an ugly stain that will not soon go away. If you are so unfortunate to have a foreclosure on your record, you can forget about buying another home anytime soon. Typically you are going to be looking at about 7 years before a mortgage will ever consider you again for a mortgage.
Not only that, but having a foreclosure on your record will affect you in additional ways as well.
- Your credit scores could drop anywhere from 200 to 400 points.
- If your prospective employer runs a credit check on you, you could be declined employment due to a
foreclosure.
- With a foreclosure, your lender may file a deficiency judgement requiring you to pay the difference
between the sale amount and your payoff.
- On loan applications, you must asnwer the question; Have you had a foreclosure in the last 7 years? If your answer is yes, your loan will probably be denied.
These are just some of the most important reasons why you should avoid foreclosure.
Luckily, there's a little known secret that allows homeowners to sell their homes for less than the payoff amount. It's called a short-sale. And if you haven't heard of it, you need to strongly consider this option before you just throw your arms up in the air and turn your home over to the bank.
With a short-sale, your mortgage company agrees to let your home be sold for less than the payoff. (And the bank takes 100% of the loss, Not You). In some cases, the loss can be significant to the mortgage company. I've personally negotiated short-sales where the bank took losses over $40,000.
There are some restrictions to doing short-sales however. And they are not always easy. You need to consult with an agent that is experienced in this arena, and who can walk you through the entire process.
If you are in the position of potentially facing foreclosure, I invite you to fill out the information requested below to see if we may be able to assist you. Your information is 100% private, and we can offer you a No-Risk, Hassle-Free Consultation to see if a Short-Sale is right for you.
